How does it work?

You purchase a home, it is yours, you own it outright. You then pay a weekly fee as a rental for the site. That's it, no council rates, body corporate fees or maintenance charges. You only have to pay for your electricity, telephone, insurance and day-to-day living expenses. When you want to sell your home, there are no capital appreciation charges, deferred management fees or the like. It is your home and you can sell it anytime that you like. The village can also market the home for you and charge a nominal commission on the sale of the house.

 
Security of Tenure

Each resident is provided with a written agreement that guarantees security of tenure for as long as the resident wishes to occupy the land. This agreement is under the terms of the mobile homes act which is a state act passed by the Queensland Government to provide home owners with security of tenure. To ensure harmony in the village the management retains the right provided by the act to interview and approve all incoming residents.

Burpengary Pines is firstly an over 50's village, and as such, the majority of sites are relocatable home sites. There are always some pre-loved homes for sale in the village. Burpengary Pines is committed to provide excellent modern facilities and a secure managed environment at an affordable price. The weekly site fee is linked to the CPI and reviewed annually, but is kept at an affordable rate. The site fees are for one or two people and qualifying pensioners are eligible to a rental assistance rebate. We suggest that you contact Centrelink to determine your eligibility for this rebate. Burpengary Pines is not a retirement village as such, so there are no deferred management fees, body corporate fees or council rates. The Village handles all maintenance of common areas and the rubbish collection for household rubbish is three times per week. We also pick up recyclable material & some green waste.

Residents are to provide their own site maintenance but the village provides mowers and other gardening tools, for use to assist you if you don't have your own garden tools. Some active residents can offer services to maintain your site for you, but it is a private arrangement between you and them.
