How does it work?
You purchase a home, it is yours, you own it outright. You then pay a weekly fee as a rental for the site. That's it, no council rates, body corporate fees or maintenance charges. You only have to pay for your electricity, telephone, insurance and day-to-day living expenses. When you want to sell your home, there is no capital gains tax payable, deferred management fees or the like. It is your home and you can sell it anytime you like. The village can also market the home for you and charge a nominal commission on the sale of the house.
Security of Tenure
Each resident is provided with a written agreement that guarantees security of tenure for as long as the resident wishes to occupy the land. This agreement is under the terms of the manufactured Homes Act which is a state act passed by the Queensland Government to provide home owners with security of tenure. To ensure harmony in the village the management retains the right provided by the act to interview and approve all incoming residents.
Burpengary Pines is firstly an over 50's village, and as such, the majority of sites are relocatable home sites. There are always some pre-loved homes for sale in the village. Burpengary Pines is committed to providing excellent facilities and a secure managed environment at an affordable price. The site fees are for one or two people and qualifying pensioners are eligible to a commonwealth Goverment rental assistance rebate. We suggest that you contact Centrelink to determine your eligibility for this rebate. The Village handles all maintenance of common areas, already stated in how it works.
